Our approach to UK compliance
We coordinate carefully with relevant regulations on every project. Approvals and statutory certificates are issued by the appropriate council, Building Control body or qualified professional, not by Elite 1 Builders.
Planning Permission
Certain projects require planning permission from the local council before work can begin. We coordinate applications where needed, though approval is granted by the council, not by Elite 1 Builders.
Permitted Development
Some smaller projects may fall under Permitted Development rights, which can allow certain work without a full planning application, subject to specific conditions and council confirmation.
Building Regulations
Building work must generally meet Building Regulations covering structural safety, fire safety, insulation and more. We coordinate compliance throughout the build.
Building Control
Building Control inspects and signs off relevant work to confirm it meets Building Regulations. This sign-off is issued by Building Control, not by Elite 1 Builders.
CDM Regulations 2015
The Construction (Design and Management) Regulations 2015 set out health and safety duties for construction projects, which we follow on all relevant work.
Party Wall etc. Act 1996
Work near or on a shared boundary wall may require a Party Wall agreement with neighbouring properties before work begins.
Fire safety
Fire safety requirements apply to many building projects, particularly HMOs and conversions, and are addressed as part of the design and build process.
Structural safety
Structural alterations are coordinated with qualified structural engineers to ensure the work is safe and compliant.
Electrical and gas safety
Electrical and gas work is coordinated with appropriately qualified and registered tradespeople in line with current safety regulations.
Insulation, ventilation and energy efficiency
Current Building Regulations set minimum standards for insulation, ventilation and energy efficiency, which are factored into relevant projects.
Drainage requirements
Drainage work is planned in line with Building Regulations and, where relevant, water authority requirements.
Conservation Areas
Properties within a Conservation Area may face additional restrictions on external changes, which we take into account during planning.
Listed Building Consent
Listed buildings require additional consent for many types of work, which we factor into project planning and design.
Completion documentation
Relevant completion certificates and documentation are provided by the issuing authority or qualified professional upon project sign-off.
